The Role
A full time Senior Operations Manager focusing on the management of the property’s operational aspects within the Property and Facilities Management department.
Key Responsibilities
- Coordinate and manage all activities of the operational subcontractors (security, cleaning, fire, pest control, landscaping)
- Cooperate with other departments (e.g. financial , marketing, technic)
- Liaise with tenants, to manage their ongoing operational and technical requests
- Manage the operational part of service charge budget and prepare recommendations for improvement
- Provide operational data, analysis as required to by direct manager and Department Head
- Manage handover of Units
- Manage all ongoing operational issues to ensure smooth and continuous operations of the property
- Control & ensure tenants comply with provisions of their leases e.g Building regulation, repair & maintenance, health & safety
- Management of tenant's operational “complaints”
- Manage and ensure fulfilment of third-party contractual obligations to ensure smooth operation, repairs etc.
- Tendering or re-tendering of any operational service required at the property
- At least 5-7 years in FM or Operational management.
